Fanice Keen Apartment Homes LLC (FKAH), an emerging real estate development and property management firm, is revitalizing North St. Louis by transforming vacant buildings into vibrant spaces. This SBA-certified Service Disabled Veteran Owned Small Business (SDVOSB) was founded on September 19, 2021, in Saint Louis, MO.
The mission of FKAH is to revitalize vacant, dilapidated buildings into quality, affordable, and market-rate apartment homes, single-family homes, and shared, supportive housing for marginalized populations. FKAH is transforming a vacant, dilapidated apartment building in Goodfellow Commercial Corridor's West End neighborhood into a mixed-use space. The space is at 5820 Cabanne Ave, Saint Louis, MO 63112. We will house our Company Headquarters, operations team, offices, a coin laundry facility, and 24 apartment homes for middle-class and low-to-moderate-income families and veterans. Two units will be ADA-compliant for residents with mobility, vision, and hearing disabilities. In May 2023, FKAH acquired site control of this property from a sister company M&C Global Enterprises LLC via a development agreement. This project will create 11 jobs within the North St. Louis community.
In collaboration with community stakeholders and proven development professionals, FKAH has set a goal of creating 200 permanent homes for 400 people by December 31, 2026.
FKAH is excited to share that we are transforming an abandoned church into a Visual & Performing Arts Center at 1914 Union Blvd, Saint Louis, MO 63113 in Union Commercial Corridor's Kingsway West neighborhood. FKAH purchased this property via a tax sale in July 2022.

OUR COVID-19 IMPACT STATEMENT
The impact of COVID-19 on the construction and real estate sectors, particularly the rising costs of construction materials and the challenges faced by businesses in HUD Qualified Census Tracts, has been significant. FKAH recognizes these challenges and is committed to addressing them through targeted initiatives. Firstly, FKAH acknowledges the financial strain of the pandemic on real estate developers and property owners due to the significant increase in construction material costs. This has led to the closure of businesses and halted construction projects, severely impacting property maintenance and development. As part of its response, FKAH plans to collaborate with MBE/WBE small businesses to mitigate the negative impact of COVID-19 on these companies by providing financial support and resources.
In terms of housing communities, FKAH recognizes the exacerbated socioeconomic divisions and increase in homelessness caused by COVID-19. To combat this, FKAH aims to establish housing communities that promote socioeconomic diversity and inclusivity. This includes offering affordable housing solutions and market-rate apartments, all priced at or below HUD Fair Market Rent. FKAH's affordable housing initiatives include creating 200 permanent homes for 400 people by December 31, 2026. This initiative will consist of 50 income-restricted units for low- and moderate-income families and 10 ADA-compliant units, ensuring accessibility for people with limited financial resources and those with disabilities.

and part-time high school & college student positions in our Saint Louis locations.
Hiring is dependent on grants that FKAH has not received.

1. Chief Executive Officer/Strategic Initiatives Leader: Spearheads strategic initiatives. (1 FTE),
2. Chief Financial Officer: Oversee financial operations and ensure regulatory compliance. (1 FTE),
3. IT Security Director: Set up and maintain information and technology systems; ensure adherence to data laws (1 FTE),
4. Project Manager: Ensure efficient project management. (1 FTE),
5. Executive Assistant/Grant Compliance and Reporting Specialist: Provide administrative support and manage grant-related tasks. (1 FTE),
6. Property Manager/HR Professional: Manage property operations and human resources. (1 FTE),
7. Tenant Engagement/Stakeholder Engagement/Marketing Specialist: Engage tenants, collaborate with stakeholders, promote community involvement, and facilitate marketing. (1 FTE),
8. Maintenance & Housekeeping Professional: Maintain property cleanliness and upkeep. (2 FTEs),
9. Safety & Security Professional: Ensures resident safety, and maintains a secure environment. (3 FTE’s),
10. Tenant-Support/Peer Counselors: Residents who provide guidance and support, coordinate supportive services, and organize tenant group outings & activities. (2 PTE),
11. Executive in Training (Saint Louis Public High Schools and Colleges): Plan and implement arts center programs, with mentorship and hands-on experience provided by FKAH. (2 PTE).
